Homes for sale in Hampton Bays: what to know before you buy

Hampton Bays is a hamlet in the Town of Southampton, between Shinnecock Bay and Peconic Bay, with its own LIRR station and the Shinnecock Canal. It has more year-round homes than most of the Hamptons, and some of the most accessible prices in the area.

  • 83homes and condos for sale
  • $1.3Mmedian list price
  • 24listed under $1 million
  • 10condos, co-ops, and mobile homes

Prices and more accessible options

Most homes list above $1 million, but there are options below: condos, co-ops, and smaller homes away from the water. If your budget is lower, I’ll also show you nearby towns like Flanders, Riverhead, or East Quogue.

Property taxes

Taxes in the Town of Southampton tend to be lower than in much of western Long Island, but they depend on the home’s value and school district. Before you offer, we review each home’s tax bill together.

Flood zones and insurance

Hampton Bays is surrounded by water. Homes near the bay may be in a FEMA flood zone, and your lender may require flood insurance. We check before you make an offer so there are no surprises.

Buying costs in the Hamptons

Beyond the down payment, buyers in the Hamptons usually pay the Community Preservation Fund tax (2% on the part of the price above the exemption) and, at $1 million or more, New York’s mansion tax (1%). Your attorney and lender will give you the exact numbers.

FAQ

Common questions about buying a home in New York

How much does it cost to work with a buyer’s agent?

The consultation and your personalized list are free. Before touring homes, we sign a written agreement that explains how my compensation is paid. In many cases the seller covers it, but it is always negotiable and we discuss it up front.

Can I buy a home with an ITIN?

It’s possible. Some lenders offer mortgage loans for ITIN holders, which usually require a larger down payment and a tax history. I can connect you with lenders who work with ITIN borrowers; approval always depends on the lender.

How much do I need for a down payment?

It depends on the loan type and your profile. Some programs allow less than 20% down, and you should also plan for closing costs. A lender can give you the exact number for your situation.

Are there first-time homebuyer programs in New York?

Yes. There are state and federal programs, such as those from SONYMA (State of New York Mortgage Agency) and FHA loans, and some offer down payment assistance. Requirements change, so I’ll connect you with a lender who can explain which ones apply to you.

How long does it take to buy a home?

The search depends on your budget and the market. Once your offer is accepted, closing in New York usually takes 60 to 90 days, although every case is different.

Do I need an attorney to buy a home in New York?

Yes. In New York it is customary for the buyer to have their own real estate attorney, who reviews the contract and represents you at closing. I can recommend trusted local attorneys.

Do I need to be pre-approved before I start looking?

Ideally, yes. Pre-approval tells you how much you can spend and makes your offers stronger. If you don’t have one yet, I’ll help you take that first step with a lender.

Do you only work in the Hamptons?

No. I help buyers in the Hamptons and throughout Suffolk County, from Southampton to Huntington Station.

How much does a home in Hampton Bays cost?

As of October 2026, half of the homes for sale in Hampton Bays were listed under $1.3 million, and about 24 were under $1 million, including condos and co-ops. Waterfront homes cost considerably more. I’ll send you the options that fit your real budget.

What is the Community Preservation Fund tax?

It’s a 2% transfer tax the buyer pays when purchasing in the East End towns, including Southampton, on the part of the price above the exemption. Some first-time buyers qualify for exemptions. Your attorney will confirm what you owe.
